Large modern villa overlooking Porto Heli and the coast towards Spetses

Located on the Ververonda ridge overlooking Porto Heli, this modern 220 L-shaped property has panoramic views of the sea and the distant mountains of the central Peloponnese.  The elevated property lies within 13.5 Stremma of land and is surrounded by beautiful natural countryside with the option to build two additional properties on the land in the valley below.

Villa Boukadora was completed in 2008 to a high standard.  Entrance is from the upper floor level, opening into a spacious open-plan living/dining room with fitted kitchen.  French style windows lead out onto the veranda and outdoor living area.  A door from the internal dining room leads out onto the same veranda, where there is a further dining area, each seating 10 persons.

Sleeping accommodation is in 5 bedrooms, currently set out as:

  • Bedroom 1   Master Double  -  Double aspect with balconies to the East and South
  • Bedroom 2   Large twin         -  With balcony to the South
  • Bedroom 3   Very large twin  -  Double aspect with doors to the swimming pool area
  • Bedroom 4   Large twin         -  With doors to the swimming pool area
  • Guest Suite  Very large twin  -  With own living room and walk-in wardrobe

Each bedroom has its own shower room and all rooms, exept the utility space, have views of the sea.  In addition to the main living spaces there is:

  • A laundry room
  • A large store/plant room
  • An additional 'visitor' toilet

The 8m x 4m swimming pool is set in formal gardens surrounding the villa, with paths leading down through the olive terraces. From the roof terrace there are wonderful panoramic views, from Hydra in the East, across Spetses and Porto Heli, to the Gulf in the West and the Peloponnese beyond.

Investment note:

When the villa was constructed, 2 further licences were granted for the construction of a similar property in the South-East corner of the land, with a smaller property on the South-West corner.  Neither would obstruct the views from Villa Boukadora.  A new concrete road to the villa is planned to be completed before the end of 2014, which would give much better access to Villa Boukadora than the existing country road.

Porto Heli is a modern coastal town and a well established resort for both local and international visitors, as many people have summer homes within the area.  It offers the holiday visitor, or the local  residents, a choice of water sports, sandy beaches and nightlife.  Due to the beautiful climate with plenty of sunshine and light winds, the bay is ideal for all kinds of water activities.  It is an area of great natural beauty, especially along the coastline with its numerous sheltered coves and crystal clear water.  It started to develop the tourist industry during the 1980s, as it became popular with package tours.  Being a modern town it has plenty of shops, tavernas, cafes and bars, boats that will take you on one-day excursions, or to some nice near-by beaches.  There are daily bus and hydrofoil services from Athens throughout the year and car hire facilities are available in the town centre for exploring the wonderful surrounding region.

Porto Heli is located on a beautiful safe, natural harbour, opposite the ruins of Ancient Halieis.  Halieis was a large settlement of farmers and fishermen and remains are visible on land (the Acropolis) and just under the sea (the communal baths) at the opposite end of the town. Artifacts from the site are on display in various museums, including Spetses and the Archaeological Museum of the Peloponnese in Nafplio.  The modern name of Porto Heli translates to the 'Bay of Eels', which was the mainstay of the fishing industry many years ago. Today, fishermen still go about their everyday business, with farming and tourism being the other main industries for this area.
